You're in safe hands
We've made the process of selling your house quickly and for cash as straightforward and hassle-free as possible.
Once you have completed our enquiry form, we will connect you with a respected cash property buyer whose valuation team will immediately get to work to provide you with an initial offer. They will call you within 24 hours to discuss your situation and set out the terms of their initial cash offer. They will use local property market research tools and their vast experience of buying properties across the UK to bear when they value your property. They go to great lengths to provide clear and transparent estimates.
At this stage if your are happy with their initial offer they will arrange and pay for an independent RICS surveyor to visit your property and provide an official valuation of your home. Using the RICS survey results and valuation they may need to revise their initial offer to make you a final offer. Cash Buyers vs Estate Agents
Sell your house fast
Depending on your situation, using a specialist cash house buyer might be the perfect alternative to a traditional estate agent or property auctioneer (see more here).
Unlike agents, cash buyers have access to large cash reserves, which means they can move incredibly quickly so you can get cash for your house within a matter of a few weeks. No chains, no irritating viewings and no waiting around for offers. Cash buyers will also buy any house in any condition.
We also posted a full guide on how to sell your house without an estate agent: acceleratehomes.co.uk/selling-your-house-without-an-estate-agent/

Sell House Fast Scams
What to look out for and avoid!
Although there are many great fast house buyers who have lots of available cash to do quick deals, there are unfortunately a number of less savoury players in the market.
Here are 5 common sell house fast scams we have seen. It goes without saying that the cash buyers associated with Accelerate Homes are market leaders and do not participate in any of these shady methods.
1. Down Valuations
Down valuations happen when a cash buyer offers you a high initial offer, but much later in the proceedings reneges on the valuation and offers you less money. This is a major problem, as you may have already made plans to move etc. At Accelerate Homes our partners use a straightforward and transparent valuation methodology.
Our partners will make you an initial offer within 24 hours. This offer will be subject to a RICS survey. If you agree to this initial cash offer they will arrange an independent RICS surveyor to visit your property, at no additional cost to you, and based on the surveyor's report they may adjust their offer up or down.
This will be communicated to you quickly and at no point are you obligated to proceed.
2. No Real Cash Funds
Many cash buyers rely on investors or bridging loan companies to acquire properties. Without their own funds, cash buyers can often agree a sale but still need to find the money.
As you can imagine, this can slow down the process a lot, and in the worse make the sales process longer (click here for more info) than selling via an estate agent.
Accelerate Homes only works with cash buyers who have their own liquid cash available to make an immediate purchase.
3. Impossible Timeframes
It is common for cash buyers to say they can complete a sale in under a week. Although this is technically possible, it does require the process to run incredibly smoothly with no hurdles with solicitors, surveyors, banks etc.
It is more realistic to work to a 4-week timeframe (28 days) to complete a sale. (read more)
If you are on the ball and complete paperwork quickly, then our partners can usually close within 2 weeks. To go faster than two weeks our partners can use the same solicitor on the buyer and seller side.
4. Agreements with "Lockout" terms
Lockout agreements bind you into an exclusivity relationship with the buyer and prohibit you from selling to anyone else for a period of time. This is obviously problematic, especially if the deal sours. We highly recommend avoiding any cash buyer who insists on exclusivity.
Our partners do not use lockout agreements or insist on exclusivity. In fact, throughout the process you are not pressurised or obligated to proceed with the sale.
5. Using a False Sales Price
Finally, one of the most insidious methods used by shady "cash buyers" is related to point 2 - no real cash funds. Some buyers don't even have cash investors and rely on bank mortgages.
To get a higher mortgage they will ask sellers to falsely state the actual sale value in line with the surveyor valuation. Apart from this being unethical, it is also fraud and can land you the seller in a lot of trouble. If this happens to you then we recommend ending the agreement immediately.
Answers to your questions
To sell your house fast and get a great price is not easy. We're here to make the process as hassle-free and effective for you.
Below are answers to some of our most frequently asked questions. Feel free to contact us if you have more questions.
Do you only buy houses in the UK?
Our recommended cash buyers only buy residential properties in the UK. That means they buy any types of apartment, terraced houses, bungalow or detached homes that are located in either England or Wales. The property can be in any condition. Unfortunately our partners do not buy properties in Scotland and Northern Ireland.
How much do you typically buy houses for?
Our partners focus on buying residential properties valued at under £500,000. They use their own cash funds, which allows them to move incredibly quickly and make offers to help you secure the best possible cash price for your property.
Is your cash offer price subject to change?
In most transactions our recommended partner will generally make two offers. The first offer is made by their valuation team within 24 hours of your enquiry, and is based on local market research and depth understanding of the UK property market. This initial offer is often the final value that is agreed with sellers; however it is subject to change on the valuation from an independent RICS chartered surveyor. Assuming you are interested in the initial offer the cash buyer will pay for a RICS surveyor to visit your property to provide an independent and professional valuation. The result of this valuation can affect the initial offer. Our recommended partner will always keep you informed of any offer change and once a final offer is confirmed they will never reduce it.
What are the costs to sell my house?
There are no costs to sell your house fast using one of our recommended cash buyers. Our partners will never charge admin fees for their service and will always cover your survey and legal fees. In fact they frequently pay the removal and clearance costs for sellers and have allowed sellers to remain in the property, rent free, after the sale for a short period.
Are you a member of the The Property Ombudsman and The National Association Of Property Buyers?
All the cash buyers we work with our vetted buy us and are members of The Property Ombudsman and the National Association of Property Buyers.
How quickly can you buy my house?
Our recommended cash buyers can complete in as little as 7 days, but on average sales are completed within 28 days.
Do you ever pay upfront cash advances?
Yes. If you are having financial difficulties we can recommend the right cash buyer that is able to make small upfront cash payments to see you through turbulent times as the sale is completed.
Do you buy houses with tenants in situ?
Depending on the terms of the tenancy agreement, our partners will consider buying houses with tenants in situ.
